Hamlet Downs is a lovely traditional country house B&B on 40 acres of beautiful farmland with lovely gardens to explore… or you may wish to do nothing more than sit on the back deck and look out over the beautiful gardens and hillside.

What makes Hamlet Downs Country Accommodation different?
This B&B is surrounded by lovely gardens, making you really feel the serenity of the area. It’s nice just to wander through the gardens looking at the flora and fauna, go for a bushwalk on the property or explore the nearby National Parks.

Accommodation overview
There are two areas of accommodation that you can book separately or together. For up to six guests there is the three bedroom self-contained wing. The first bedroom has a queen-size bed and ensuite, the second bedroom also has a queen-size bed and the third bedroom has two single beds. This area has a separate bathroom, dining room, full kitchen and separate lounge room.

Alternatively, you can book the King Suite which is B&B only and contains a king bed that can be made into twin single, as well as a fold out sofa that can be made into an extra bed. It has an ensuite, kitchenette with a microwave oven, toaster, cutlery, crockery and a kettle. The dining room/sunroom overlooks the farmland and lovely gardens.

Facilities overview
The food is filling and delicious with breakfast available from the great selection on the menu including toast with a selection of condiments, eggs cooked to your liking, bacon, sausages, tomato, baked beans and more.

For dinner you can choose from a great selection of salmon, lamb, chicken or vegetarian.  If you want something a little bit different, by prior arrangement, you can try their Greek dishes or have an authentic three course Greek dinner.

The property also has a badminton net if you are feeling athletic, an outdoor deck and barbecue area overlooking the garden, laundry facilities (at an extra cost) and a very informative compendium about the property, local area and history of hops production in the area, as well as a bird identification book for when you are sitting relaxing on the outdoor deck.

Location
Hamlet Downs is located only an hour from Hobart down the A10 and only 10 minutes from Mount Field National Park. There is plenty to see and do with the lovely gardens, the veggie garden, farm animals, 3 large ponds and bushwalks if you have the time – and energy!

Suitable for children?            Yes 
Hamlet Downs is perfect for children.  There is so much space for the kids to run around and so much for them to do.  They can go and visit the cows, goats and chickens on the farm. As for more practical matters, the twin singles, fold out sofa bed, cot available for hire and full kitchen are also great for when travelling with children.

This bed & breakfast is perfectly suited to couples wanting a weekend away, families wanting to spend some quality time together and even for groups, with combined sleeping room for up to 10 people.

Why stay longer?
The setting is truly lovely, especially if you want to do nothing more than sit on the back deck and look out over the beautiful gardens and hillside.

Why you wouldn’t stay longer?
You find it too far away from the shops and facilities.
